By confirming your reservation, you acknowledge that you have read, understood and agreed to abide by all Terms and Conditions outlined herein including but not limited to our policies on bookings, payments, cancellations, refunds, liability and guest conduct. These Terms and Conditions are legally binding and are designed to ensure transparency, mutual respect and a seamless experience for all parties.

TERMS & CONDITIONS
These Terms & Conditions govern all stays, visits, reservations, interactions, and use of services offered by Frangipani Lake Resort Private Limited (CIN: U55209MH2019PTC334813), operating under the brand name Antheia Resorts (“we,” “our” or “us”). By booking, visiting, staying or otherwise engaging with us — whether in person, online or via phone/WhatsApp/email, you agree to these terms.

Scope
These terms apply to:
- All individuals staying at Antheia Resorts, including the lead guest and every member of their booking party, as well as any animals or property they bring onto the premises.
- Visitors to our property (with or without a reservation).
- Individuals making inquiries, booking requests or attending site visits.
- All interactions with our team via phone, email, WhatsApp, website or in person.
Reservations & Payments
- To secure a booking, 100% advance payment is required at the time of reservation.
- Tax invoices can be issued after check-out for all guests but GST details must be provided at the time of reservation if billing is to a GST-registered entity.
- Payments may be made via our secure payment gateway, bank transfer or payment link.
- The resort reserves the right to refuse entry for non-payment or breach of terms.
Check-in & Check-out
- Check-in: 14:00 hrs – 21:00 hrs
- Check-out: by 11:00 hrs
- Early check-ins and/or Late check-outs require prior approval and may incur additional charges.
- All guests, including children, must present valid government-issued ID at check-in.
Modification Policy
- All date modifications must be requested at least 14 days prior to the original check-in date and are subject to availability.
- No modifications will be accepted within 14 days of arrival.
- Tariff differences may apply based on revised date and the same rate cannot be guaranteed.
- Any request to add additional guests is subject to availability and will attract additional tariff as applicable.
- Only one modification is permitted per reservation.
- To request a change, please contact our reservations team with your booking reference and new preferred dates.
Cancellation Charges
- Cancellations made within 14 days prior to the check-in date: 100% of the booking amount will be charged.
- Cancellations made more than 14 days prior to the check-in date: No cancellation charges apply.
No-Show Policy
- A “No-show” is when the guest does not check in on the scheduled date of arrival within the prescribed check-in time.
- In such cases, it will be deemed that the guest has checked in and no refund will be issued.
Refund Process
- Refunds will be processed only to the same Credit/Debit Card, UPI or bank account used for making the original payment.
- Refund requests will be processed by Antheia Resorts within 10 working days of receiving the request.
- Depending on the processing times of your bank or card issuer, refunds may take an additional 2–4 weeks to reflect in your account.
Visitors Policy
- Entry is strictly limited to resident guests with a confirmed reservation. Visitors are not allowed without prior written approval or a confirmed reservation in their name.
- Resident guests are requested not to invite visitors. The resort reserves the right to deny entry to any unregistered individual.
Guest Staff & Driver Policy
- We do not provide separate accommodation, waiting areas or meal arrangements for guest staff or drivers.
- Entry of personal staff including attendants, nannies, service providers or drivers is not permitted without a confirmed reservation for them.
- Subject to availability, guests may book a regular guest room if they wish to accommodate their staff or driver within the resort.
- If such a booking is not made in advance, guests are kindly requested to make independent arrangements outside the property.
Events & Celebrations
- Room reservations do not include permission to host events, celebrations or commercial activities.
- All events (e.g., weddings, corporate retreats, parties, photoshoots) require prior written approval from management.
- Additional terms, conditions and charges will apply.
Damages & Conduct
- Guests are responsible for any damage caused to rooms, property or facilities.
- Unauthorised visitors, disruptive behaviour or breach of terms may result in eviction without refund.
- Lost keys or property damage will incur replacement/repair charges.
Smoking, Substances & Prohibited Activities
- Smoking is permitted only in designated outdoor areas.
- Hookahs/sheeshas, fireworks and colours are not permitted anywhere on the property.
- Possession, use or distribution of illegal drugs, banned substances, contraband goods, gambling, prostitution or any unlawful acts is strictly prohibited.
- Breaches will result in immediate eviction without refund and may be reported to authorities.
Pets & Parking
- Pets are not permitted.
- On-site parking is available at the guest’s own risk.
Call & Interaction Recordings
- For quality, training and security purposes, all calls and certain interactions with our team may be recorded or documented.
- This applies whether or not a booking is made.
- By engaging with us, you consent to such recordings and records.
CCTV Monitoring
- Certain public areas of the resort are monitored by closed-circuit television (CCTV) for safety, security and operational purposes.
- Recordings are retained for a limited period unless required longer for investigation or legal purposes.
- CCTV is not installed in private areas such as guest rooms or bathrooms.
- By visiting or staying at the resort, you consent to such monitoring.
Connectivity Disclaimer
- Antheia Resorts is surrounded by mountains and natural landscapes, which may affect the consistency of Wi-Fi and mobile network connectivity.
- While we do our best to provide stable internet access, guests acknowledge that disruptions may occur due to factors beyond our control.
- By choosing to stay with us, guests agree not to hold the resort responsible for any interruptions in Wi-Fi, internet or mobile network services.
Liability & Safety
- The resort is located in a natural environment where wildlife, reptiles, and insects may be present. Guests accept associated risks.
- The resort is not liable for injuries, losses, delays or expenses due to natural events, accidents or circumstances beyond our control.
- Guests use all facilities, including the swimming pool, at their own risk. No lifeguard is on duty.
- We do not have any insurance policy covering expenses for accidents, sickness, theft or any other loss. Visitors are advised to arrange their own insurance from their home city or country.
Media & Content Usage Policy
- Professional photography, filming or commercial shoots require prior written approval.
- The resort may use images or videos taken during approved events for promotional purposes.
- Social media posts tagging Antheia Resorts may be reshared by us without prior permission.
- Guest reviews may also be featured on our website and social media channels for promotional use.
Policy Updates and Amendments
- The Management reserves the right to add, amend, update or remove any part of these policies, terms, conditions and rules at any time without prior notice.
- Guests are encouraged to review the latest version, available on our official website, before making or confirming a booking.
Management Rights
- Antheia Resorts reserves the right to suspend, amend, or terminate any reservation if a guest breaches these Terms and Conditions.
- Such action may be taken with or without prior notice and without any further liability or obligation to the guest.
Jurisdiction
- Any disputes arising under these terms shall be subject exclusively to the jurisdiction of the courts in Mumbai, India.
